Initial inspection of the balconies and walkways revealed failings in multiple areas creating a weakness in the existing system. This included the upstand flashings which were in a poor state providing a direct path for water ingress.
This project, carried out for a local authority, was on a residential complex and therefore had to be carried out with the minimum of disruption and communication with all of the residents was key to ensure everything ran as smoothly as possible.
The process consisted of the existing system being removed, repairs carried out where required and ensuring all surfaces were free from visible dampness and all forms of contamination. Brickwork was also inspected and again where needed repairs were carried out.
Prior to coating an appropriate primer was applied to all surfaces, all joints were reinforced and sealed prior to the Balcons System being applied.
The system specified was the Sika Liquid Plastics Sikalastic Balcony System. This was applied in several stages including an initial embedment coat, reinforced with a glass fibre matting; Sika Rematt Premium, followed by 2 applications of the Sika SIkalastic 625 Balcony Top Coat.
The system has a skid-inhibiting finish and is designed to withstand the foot traffic that this type of residential area will be exposed to and backed up with a 15 year guarantee.
